We started to think about listing our home last summer with plans to sell in the spring of 2016 to coincide with our retirement dates. We came across Mayur via a video that was on YouTube and immediately saw the benefit of the OneFlatFee concept and knew Mayur would be our choice. As the real estate market in the Lower Mainland started to surge we decided to contact Mayur ahead of schedule to try to get a handle on what was going on. Prices were rising rapidly and it was really beyond my ability to define a fair price.I called him and he was at our home within a few hours. I had in my mind that I would just use Mayur to list on the MLS and was confident that I could sell it myself and save the buyer agent commission. After Mayur explained the pros and cons of his various programs and the creative strategies that he could bring to the table, it was very clear that signing up for his full service was the way to go. He convinced us that now was the time to sell and not to wait until spring when typically the market is flooded with new listings. After reviewing his proposal, Mayur came back to our home the next day on Christmas Eve and we signed the listing agreement.

Due to the holiday season the house hit the MLS on Dec 29th. Here’s where things got interesting. Mayur’s strategy was not to show the home at all until Jan 6th. The calls started pouring in to his office and we had people knocking at our door wanting to see our home. Everyone was held off until the open house date and the showing was only for 90 minutes. While we were not at the house during the open, our curiosity got the better of us so we parked nearby to have a view of our home to see what would happen. Our quiet street soon became a parking lot with a steady stream of people from start to finish. We quickly lost track of what was really happening and couldn’t believe what we were seeing. It was bedlam. The open house finished at 6:30 pm and by 8:30 pm, from the 40 plus viewers, we had received 11 offers. Every single offer was above our asking price. By 10:00 pm it was all over and we accepted an unconditional offer. SOLD !!! $55,000 above asking.

We had in mind that an offer of $10,000 to 15,000 above asking would have been a dream. I cannot imagine myself having to juggle 11 offers let alone deal with over 40 prospects in our home at the same time. Few people pioneer in their stream and in my view my realtor Mayur Arora has done the same in establishing a direct link of MLS with the general public, through his One Flat Fee program. About 18 months ago we decided to sell our home and listed with a well known company and a well known full commission realtor in our area. We realized the market was sluggish and our home was a high priced specialty property that narrowed the audience for selling. We did not want to risk using a discount realtor for fear that the full commission realtors would view our home in a negative light versus a home down the street for sale listed with a full commission realtor – such is human nature for self preservation – we get it. We got good energy and updates from our agent in the beginning, but as it became clear we were In for the long run as the sizzle of the new listing status faded, so too our agent’s stamina faded. Selling our home quickly became a game of our agent stressing it was not a question of price to sell the home, it was priced well, and just needed the right person to see it versus our contention that it was priced too high. As time went on, we saw the market continue to slump and we chased the market down – in afterthought lowering our price too little too late and following the market down – rather than pricing the house more aggressively in the beginning. We could not accept the fact that a full commission listing agent is worth their full half cut of a $30,000+ commission for listing the home – we were not opposed to a healthy commission for the agent that brings the buyer – the money – but not to the listing agent –

We delisted and had a google around – revisiting discount realtors. We came across Mayur and the team at One Flat Fee. The One Flat Fee philosophy matched ours to a tee. In today’s world, everyone is savvy. We all have access to tonnes of information online – most of us know the market we are selling in and we know the market we are buying in – We know what we want and its value…….for the most part the selling process comes down to price…. With some negotiating savvy thrown in at the end. We agree with One Flat Fee totally – there is no need for a high commission for the listing of a property – all buyers follow the online mls site – but there is a need for a credible commission for the agent that brings the buyer – that brings the money…. At One Flat Fee we were able to minimize the listing cost and offer a full half cut commission to the buyer’s agent. So a full commission agent was going to receive the same commission as a house listed buy a full commission agent – an even playing field. Minimizing the listing cost saved us an initial $14-15,000 right off the bat – and that allows Mayur at One Flat Fee some monetary room to close the deal when a offer is received and still meet everyone’s expectations and budgets.

The bottom line here is that the full commission structure originated back when a home cost $50,000 or so and there wasn’t even a fax machine. The realtor picked up clients and drove them around etc – real and considerable time was spent for the same commission scale as today’s process which is rarely face to face. In short, house prices have risen dramatically faster than all other facets of our economy. This has resulted in a commission that is just too lucrative in relation to the service offered – period.

The One Flat Fee team is located in Surrey, but was willing to list our home out in Whonnock. They showed no signs of being discount at all. They visited us, took care of all the paperwork, mls listing process, professional photoshoot, virtual tour, and multimedia listings as well – and it did not cost us a penny up front. The sale was still not easy but the team at One Flat Fee never lost their tenacity. They were also very honest and straight forward in answering all questions that would arise during the 6 months it took to sell our home with One Flat Fee. Mayur really showed off his value when we had a rush of interest just after Christmas – His negotiating/people skills and unwavering energy made for an enjoyable and fruitful closing on our home.

And One Flat Fee’s service has not ended there. They have handled all the paperwork and communications with all parties including the notaries etc. We are left with no worries and can concentrate on our moving plans.

After a lot of research and a few phone calls I decided to go with One Flat Fee to sell my townhouse. I offered a buyers agent commission of 3.2% on the first 100k and 1% on the remainder. It may appear cheaper to use a low % realty company but if a buyers agent is showing 2 comparable units in the same complex and will make 3k commission on one and $4500+on the other which one do you think he is going to recommend? My unit sold in a week while others in the complex have been on the market for months. A couple of words of advice. Get a lock box and let the buyers agents show the place and earn their commission. The viewings are often short notice and it’s not easy to drop everything to meet prospective buyers. I’m assuming that if you’re reading this, like me you begrudge every penny you have to pay a realtor. Unfortunately it doesn’t cost a buyer anything to use an agent so why wouldn’t they? Keep that in mind if you think you can sell it privately and/or without offering a commission. I’ve told everyone I know about my experience with One flat fee and how happy I was with the outcome.

My experience with Oneflatfee was that it was an efficient process and overall it met my needs and allowed me to sell my house and save around $8 K by acting as my own agent. The filling out of all paperwork and forms, as well as all communications can be done either through the online form submittable service they have, via email, or when you need to talk with someone, they are always ready to answer the phone. I was quite impressed with their prompt responses, patience in answering any questions you may have, and that they seemed to be very well organized. One suggestion I would make, is to ensure you offer full buyer’s fee on your MLS listing. Initially I didn’t offer the standard buyers agent fee of 3.22% on first 100 k and 1.15% on balance, even though Oneflatfee suggested it was in my best interest to do so. After dealing with buyers over a couple months and their agents who were clearly not to keen on showing my place to their clients, I re-listed my property with the standard buyers fee. 4 weeks later my place was sold.

My suggestion is if you’re considering selling your place, research your market to understand the value of your home, use Oneflatfee to get you on MLS, offer the standard buyers fee (unless you know your property will be in extreme demand), and save half the commission that you would otherwise pay. Oneflatfee and others like it, ARE the future of where Canada’s real estate world is headed. Keep your hard earned money, and tell those other dinosaurs in the real estate world to leave you alone.

If you are looking for proactive sales agents in this real estate market, I want to recommend Mayur and Raj of Oneflatfee. After having had our home in Maple Ridge on the market for a year, without one single offer, I decided to look around for another sales agent. Unfortunately, the reason we had to wait a year was that we had unwittingly signed into a contract for one year. When we asked for a release from the contract after about 9 months of inactivity, we were denied this, which further and hugely strained the relationship we had with the ‘conventional’ sales agent.

Yes, the market was ‘soft’, and the economy ‘shakey’, but the frustration of week after week, then month after month, of inactivity, even with 4 price reductions, took a toll. Three years ago we listed our home with the realtor who had sold it to us seven years before. We thought he’d appreciate the return business, especially since we were listed at $1,250,000.

We rented a storage locker, decluttered and staged the whole house (I’m an interior designer, so that part was easy). He posted it on MLS (also easy) and asked to have an agents’ open house. I cleaned, I baked. No-one came. I later found out he hadn’t told the other realtors in his own office about our listing, never mind any others; even his own branch manager didn’t know he had the listing.

We had three open houses. I cleaned some more, baked some more, went out for 3 hours to stay out the way each time (tedious). No-one came. He got the dates wrong. Twice. There were no other viewings either. Not one. By this time that storage locker had cost us almost $1,000.

It was hard to choose another realtor, so we went with the well-known guy with his face on the side of buses and the back of the Lower Mainland telephone directory. Our flashy new realtor posted our listing on MLS. He sent an assistant to do a realtors’ open (yes, folks, apart from the initial meeting with him, we were only allowed to speak to his staff, usually via voicemail or e-mail, often with much delay). No-one came… and he never brought a single buyer to see our carefully cleaned and staged house! Déjà vu.

We considered the FSBO (for sale by owner) option, but the biggest hurdle was not having access to MLS, and everyone knows that’s how most buyers find new homes these days, especially now that we’re all so tech savvy and connected. How I wish oneflatfee.ca had been around at the time!

Eventually we gave up and took the house off the market. Fortunately, we weren’t desperate to sell.

But this year the time came to sell a condo we’d bought with our son. And this time oneflatfee.ca was making waves on the real estate scene. Imagine – we could be on MLS at a fraction of the price of signing with an old-fashioned realtor. And my previous experiences had taught me that all realtors really want is one’s listing… after it goes up on MLS, they don’t seem to do much else! What I really wanted most of all is for old-fashioned realtors to wake up to the 21st century… no more money for nothing!

We did however ask two traditional realtors to come and view the condo to give us an idea of a listing price. They came up with $269,000 – less than its assessed value. We just couldn’t afford to list at that price given our initial investment plus reno costs, never mind pay TWO realtors’ commissions.

So we listed with oneflatfee.ca at $299,000 and I didn’t even have to leave my office to do it. We figured if it didn’t sell at that price, we’d take it off the market and rent it out, because with oneflatfee.ca there is no contract – one can delist at any time, or keep it on the market for as long as one wants.

One thing I learned really fast was that, as a oneflatfee.ca client, you get all the friendly help, sound advice and highly professional service you need from Mayur. I hadn’t expected that at all, given my experiences with old-fashioned realtors. What an absolute pleasure!

Within a couple of hours of the listing being on MLXchange (only visible to realtors), I had a call from a realtor and a viewing later that day. I did my own open houses, did my own viewings, but when we got an offer, I got input and advice from oneflatfee.ca all the way. We saved around $4,000 in commissions and sold for $19,000 MORE than the price the old-fashioned realtors had recommended. That’s $23,000 more in our bank account!

During the time we were listed, there were three other units on sale in our building, each listed with a traditional realtor. Guess which is the only unit that’s been sold? Ours. The others have been dropping their prices, but are still not sold. Interestingly enough, not one of the other listing realtors brought a single buyer to view our unit, no doubt because they get double commission when they sell one of their own listings (call me sceptical!).

I do have to add that we renovated and staged the condo (that`s my job, remember!) so we made sure the unit looked its absolute best.

We plan to list our primary residence next year and we’ll definitely be using oneflatfee.ca again. Because it’s our biggest investment, we might buy the full service just to be sensible, or maybe not. But either way we’ll know we’ll be in excellent hands. Not only did we get service that exceeded all expectations, but oneflatfee.ca is sales-driven with a modern approach to marketing. No more same old, same old for me. It’s just not my style!

One thing that really impressed me, was you call them anytime and they will pick up their phone (amazing-never got to voicemail) On the sale of my townhouse, even though I sold it a bit below the market value, still saved a lot as they only charged me their usual fee plus (closing) documentation fee, that saved me over ten grand on sale. About 18 months ago we decided to sell our home and listed with a well known company and a well known full commission realtor in our area. We realized the market was sluggish and our home was a high priced specialty property that narrowed the audience for selling. We did not want to risk using a discount realtor for fear that the full commission realtors would view our home in a negative light versus a home down the street for sale listed with a full commission realtor – such is human nature for self preservation – we get it. We got good energy and updates from our agent in the beginning, but as it became clear we were In for the long run as the sizzle of the new listing status faded, so too our agent’s stamina faded. Selling our home quickly became a game of our agent stressing it was not a question of price to sell the home, it was priced well, and just needed the right person to see it versus our contention that it was priced too high. As time went on, we saw the market continue to slump and we chased the market down – in afterthought lowering our price too little too late and following the market down – rather than pricing the house more aggressively in the beginning. We could not accept the fact that a full commission listing agent is worth their full half cut of a $30,000+ commission for listing the home – we were not opposed to a healthy commission for the agent that brings the buyer – the money – but not to the listing agent –

We delisted and had a google around – revisiting discount realtors. We came across Mayur and the team at One Flat Fee. The One Flat Fee philosophy matched ours to a tee. In today’s world, everyone is savvy. We all have access to tonnes of information online – most of us know the market we are selling in and we know the market we are buying in – We know what we want and its value…….for the most part the selling process comes down to price…. With some negotiating savvy thrown in at the end. We agree with One Flat Fee totally – there is no need for a high commission for the listing of a property – all buyers follow the online mls site – but there is a need for a credible commission for the agent that brings the buyer – that brings the money…. At One Flat Fee we were able to minimize the listing cost and offer a full half cut commission to the buyer’s agent. So a full commission agent was going to receive the same commission as a house listed buy a full commission agent – an even playing field. Minimizing the listing cost saved us an initial $14-15,000 right off the bat – and that allows Mayur at One Flat Fee some monetary room to close the deal when a offer is received and still meet everyone’s expectations and budgets.

The bottom line here is that the full commission structure originated back when a home cost $50,000 or so and there wasn’t even a fax machine. The realtor picked up clients and drove them around etc – real and considerable time was spent for the same commission scale as today’s process which is rarely face to face. In short, house prices have risen dramatically faster than all other facets of our economy. This has resulted in a commission that is just too lucrative in relation to the service offered – period.

The One Flat Fee team is located in Surrey, but was willing to list our home out in Whonnock. They showed no signs of being discount at all. They visited us, took care of all the paperwork, mls listing process, professional photoshoot, virtual tour, and multimedia listings as well – and it did not cost us a penny up front. The sale was still not easy but the team at One Flat Fee never lost their tenacity. They were also very honest and straight forward in answering all questions that would arise during the 6 months it took to sell our home with One Flat Fee. Mayur really showed off his value when we had a rush of interest just after Christmas – His negotiating/people skills and unwavering energy made for an enjoyable and fruitful closing on our home.

And One Flat Fee’s service has not ended there. They have handled all the paperwork and communications with all parties including the notaries etc. We are left with no worries and can concentrate on our moving plans.

After interviewing a few Realtors we chose Oneflatfee.ca to list and bought a new home. We had heard that the market was quite slow. After a lot of research and a few phone calls I decided to go with One Flat Fee to sell my townhouse. I offered a buyers agent commission of 3.2% on the first 100k and 1% on the remainder. It may appear cheaper to use a low % realty company but if a buyers agent is showing 2 comparable units in the same complex and will make 3k commission on one and $4500+on the other which one do you think he is going to recommend? My unit sold in a week while others in the complex have been on the market for months. A couple of words of advice. Get a lock box and let the buyers agents show the place and earn their commission. The viewings are often short notice and it’s not easy to drop everything to meet prospective buyers. I’m assuming that if you’re reading this, like me you begrudge every penny you have to pay a realtor. Unfortunately it doesn’t cost a buyer anything to use an agent so why wouldn’t they? Keep that in mind if you think you can sell it privately and/or without offering a commission. I’ve told everyone I know about my experience with One flat fee and how happy I was with the outcome.

My experience with Oneflatfee was that it was an efficient process and overall it met my needs and allowed me to sell my house and save around $8 K by acting as my own agent. The filling out of all paperwork and forms, as well as all communications can be done either through the online form submittable service they have, via email, or when you need to talk with someone, they are always ready to answer the phone. I was quite impressed with their prompt responses, patience in answering any questions you may have, and that they seemed to be very well organized. One suggestion I would make, is to ensure you offer full buyer’s fee on your MLS listing. Initially I didn’t offer the standard buyers agent fee of 3.22% on first 100 k and 1.15% on balance, even though Oneflatfee suggested it was in my best interest to do so. After dealing with buyers over a couple months and their agents who were clearly not to keen on showing my place to their clients, I re-listed my property with the standard buyers fee. 4 weeks later my place was sold.

My suggestion is if you’re considering selling your place, research your market to understand the value of your home, use Oneflatfee to get you on MLS, offer the standard buyers fee (unless you know your property will be in extreme demand), and save half the commission that you would otherwise pay. Oneflatfee and others like it, ARE the future of where Canada’s real estate world is headed. Keep your hard earned money, and tell those other dinosaurs in the real estate world to leave you alone.

If you are looking for proactive sales agents in this real estate market, I want to recommend Mayur and Raj of Oneflatfee. After having had our home in Maple Ridge on the market for a year, without one single offer, I decided to look around for another sales agent. Unfortunately, the reason we had to wait a year was that we had unwittingly signed into a contract for one year. When we asked for a release from the contract after about 9 months of inactivity, we were denied this, which further and hugely strained the relationship we had with the ‘conventional’ sales agent.

Yes, the market was ‘soft’, and the economy ‘shakey’, but the frustration of week after week, then month after month, of inactivity, even with 4 price reductions, took a toll. Three years ago we listed our home with the realtor who had sold it to us seven years before. We thought he’d appreciate the return business, especially since we were listed at $1,250,000.

We rented a storage locker, decluttered and staged the whole house (I’m an interior designer, so that part was easy). He posted it on MLS (also easy) and asked to have an agents’ open house. I cleaned, I baked. No-one came. I later found out he hadn’t told the other realtors in his own office about our listing, never mind any others; even his own branch manager didn’t know he had the listing.

We had three open houses. I cleaned some more, baked some more, went out for 3 hours to stay out the way each time (tedious). No-one came. He got the dates wrong. Twice. There were no other viewings either. Not one. By this time that storage locker had cost us almost $1,000.

It was hard to choose another realtor, so we went with the well-known guy with his face on the side of buses and the back of the Lower Mainland telephone directory. Our flashy new realtor posted our listing on MLS. He sent an assistant to do a realtors’ open (yes, folks, apart from the initial meeting with him, we were only allowed to speak to his staff, usually via voicemail or e-mail, often with much delay). No-one came… and he never brought a single buyer to see our carefully cleaned and staged house! Déjà vu.

We considered the FSBO (for sale by owner) option, but the biggest hurdle was not having access to MLS, and everyone knows that’s how most buyers find new homes these days, especially now that we’re all so tech savvy and connected. How I wish oneflatfee.ca had been around at the time!

Eventually we gave up and took the house off the market. Fortunately, we weren’t desperate to sell.

But this year the time came to sell a condo we’d bought with our son. And this time oneflatfee.ca was making waves on the real estate scene. Imagine – we could be on MLS at a fraction of the price of signing with an old-fashioned realtor. And my previous experiences had taught me that all realtors really want is one’s listing… after it goes up on MLS, they don’t seem to do much else! What I really wanted most of all is for old-fashioned realtors to wake up to the 21st century… no more money for nothing!

We did however ask two traditional realtors to come and view the condo to give us an idea of a listing price. They came up with $269,000 – less than its assessed value. We just couldn’t afford to list at that price given our initial investment plus reno costs, never mind pay TWO realtors’ commissions.

So we listed with oneflatfee.ca at $299,000 and I didn’t even have to leave my office to do it. We figured if it didn’t sell at that price, we’d take it off the market and rent it out, because with oneflatfee.ca there is no contract – one can delist at any time, or keep it on the market for as long as one wants.

One thing I learned really fast was that, as a oneflatfee.ca client, you get all the friendly help, sound advice and highly professional service you need from Mayur. I hadn’t expected that at all, given my experiences with old-fashioned realtors. What an absolute pleasure!

Within a couple of hours of the listing being on MLXchange (only visible to realtors), I had a call from a realtor and a viewing later that day. I did my own open houses, did my own viewings, but when we got an offer, I got input and advice from oneflatfee.ca all the way. We saved around $4,000 in commissions and sold for $19,000 MORE than the price the old-fashioned realtors had recommended. That’s $23,000 more in our bank account!

During the time we were listed, there were three other units on sale in our building, each listed with a traditional realtor. Guess which is the only unit that’s been sold? Ours. The others have been dropping their prices, but are still not sold. Interestingly enough, not one of the other listing realtors brought a single buyer to view our unit, no doubt because they get double commission when they sell one of their own listings (call me sceptical!).

I do have to add that we renovated and staged the condo (that`s my job, remember!) so we made sure the unit looked its absolute best.

We plan to list our primary residence next year and we’ll definitely be using oneflatfee.ca again. Because it’s our biggest investment, we might buy the full service just to be sensible, or maybe not. But either way we’ll know we’ll be in excellent hands. Not only did we get service that exceeded all expectations, but oneflatfee.ca is sales-driven with a modern approach to marketing. No more same old, same old for me. It’s just not my style!

I first learned about One Flat Fee system from the Vancouver Sun of Friday, April 9, 2010. Then in June I visited Raj and Mayur at their office to obtain more details about the system. In my case, the listing on MLS started August 9 and the home was sold on October 8, 2010.
